VCT tile is durable, but only if it's maintained. Here's how strip-and-wax refinishing protects your commercial floors and saves money long-term.
What Is VCT and Why It Needs Wax
Vinyl Composition Tile (VCT) is the standard flooring in retail, office, and institutional spaces. The tile itself is tough, but its surface is porous. Without a protective acrylic finish, it absorbs dirt, scuffs, and wears down quickly.
A proper wax finish acts as a sacrificial layer: it takes the abuse so the tile doesn't have to.
The Strip-and-Wax Process
First, old finish is chemically stripped and removed down to bare tile. The floor is then neutralized, rinsed, and dried completely before multiple coats of commercial-grade acrylic finish are applied in thin, even layers.
Each coat needs drying time between applications. A high-traffic lobby typically receives four to six coats for a mirror-like, durable shine that lasts months between maintenance buffing.
Maintenance Between Refinishes
Daily dust-mopping and damp-mopping with a neutral cleaner extends the finish. Periodic burnishing (high-speed buffing) restores gloss without adding new wax.
Most commercial floors need a full strip-and-wax once every 12–18 months depending on traffic. Elevare builds these cycles into recurring janitorial contracts so the work is planned, not reactive.
